How to buy in USA

Step 1

  • Select your residence
  • Sign the contract
  • Make a deposit in the First American Title Company Escrow Account for 10% of the purchase price
  • (This deposit is refundable during the rescission period of 10 days)

Step 2

  • Review your contract documents
  • Contact Prodesa for any questions or clarifications during the rescission period
  • When the rescission period expires you will receive an original contract fully executed
  • Make a second deposit in the First American Title Company Escrow Account  for 10% of the purchase price within 30-days of contract’s execution date

Step 3

  • When the developer reaches 60% of the sales construction will begin
  • You will receive a break ground notice
  • Make a third deposit in the First American Title Company Escrow Account for 10% of the purchase price
  • (First American Title will retain 10% of the purchase price and will release 20% for construction)

Step 4

  • During construction you will be approached to make your color selections
  • Upgrade finishes will also be offered to you at an additional cost

Step 5

  • 30 days before the delivery you will receive a notice for closing
  • If you’re using financing contact Prodesa for any assistance you may need
  • 2 weeks before closing you will be invited to walk-thru of your residence
  • If any, Prodesa will correct the details identified in the walk-thru

Step 6

  • You will receive a closing statement with the final amount owed
  • Make the final deposit in the Escrow account
  • At closing the Escrow agent will release the 10% deposit retained
  • You will receive the keys to your new residence in Ocean Eightee

Step 7

  • Prodesa will greet you at your new home at your convenience for a final walk-thru!
